FIFTH AVENUE
Parallel to the beach is Playa del Carmen’s main avenue, Fifth Avenue, which is a 5-kilometer pedestrian street with small hotels, shopping malls, stores, art galleries, restaurants, bars and nightclubs. In addition to street performers and nightly entertainment.
La Quinta” -as the locals call it- you will find some hidden gems, such as Mayan vestiges and even a cenote! Although the dining options on La Quinta and its boutique hotels are vast, some of the most popular restaurants for locals (such as taquerias and seafood restaurants) are located on the surrounding streets.
One of the places you have to visit on “La Quinta” is Parque Fundadores, where you will find the Portal Maya, a huge sculpture that together with the sea in the background is the perfect place for a souvenir photo. This place is ideal to watch the sunrise and in the evenings enjoy the shows that are presented there, making it a meeting point for tourists and locals. Right in this park is where the ADO airport bus arrives.
ZONES OF PLAYA DEL CARMEN

PLAYACAR: This luxurious development is not only home to high-end homes and condos, all-inclusive hotels and incredible beaches. Inside there is also a large golf course, an archaeological zone, an aviary park, a small commercial area and several restaurants.
AVIATION: Right near Fundadores park this is where Playa del Carmen started where you can find the town and the famous Paseo del Carmen which is one of the only 3 shopping malls on 5th avenue.  You are walking distance from the ADO station so it is very convenient for tourists arriving from the airport. Nowadays you can find new developments in this area very close to the sea.
CENTRO: This is where Playa del Carmen started. You can find a much more local essence and older buildings. Also known for the 12th street where the night clubs and the cocobongo are located. It is an area with more movement of tourists but it can be a little uncomfortable noise depends if you are near restaurants and night bars. It is also where the municipal square is located where there are several events.
HOLLYWOOD: One of the best areas of downtown Playa del Carmen, just 4 blocks from 5th avenue. This neighborhood is very quiet, there are many trees and many stores and many local restaurants. Places like Papa Charly, los aguachiles, los hijos del mar and cafe choux choux are very popular.
MAMITAS: On 28th street the street that leads to mamitas has become a very busy place for tourists. Although as a tourist for a few days it can be fun, for people who want to stay longer it can be a bit annoying because of the noise and the people who come up singing after a few drinks on the beach. However, this area on Fifth Avenue has gained value thanks to its upscale restaurants.
COCO BEACH: A residential area between 5th avenue and the beach between 38th and ctm. It is one of the most luxurious areas in Playa del Carmen due to its strategic location where you can find restaurants and bars of the highest level and with a much more natural environment. For the “snowbirds” is one of the favorite areas to spend about 3 months because it is an area where you can relax and at the same time reach everywhere in just a few steps. One of the biggest attractions is Calle 38, known as the most beautiful street in Playa del Carmen. Â Here you will find restaurants surrounded by green areas such as la cueva del chango, la perla pixan, trujillos etc. and very close to 34th street where you will find chez celine.
ZAZIL-HA: As coco beach has grown, zazil has begun to take value, being in this area you will get very quickly to the meeting areas of 38th and 34th street but you are only a few blocks away from the beach. It is not yet fully developed but we can find good opportunities.
The new 5TA: Past 46th avenue or CTM, you start to develop along the new 5th, inside colonia colosio. The streets closest to the ctm are the safest and have a good rental potential but the further you move away from the ctm, the more unsafe it becomes.
CORASOL: The most exclusive area of Playa del Carmen. Corasol offers the largest Beach Club in Latin America, the Gran Coyote golf course designed by legend and Hall of Famer Nick Price. Plus enjoy masterful architecture, embraced by an impressive expanse of jungle flora and calm, swimmable seas in the Mexican Caribbean.
ALEGRANZA: Alegranza is a recent colony in Playa del Carmen, Quintana Roo, located just 5 km from downtown. It is surrounded by some of the most fascinating beaches of the Riviera Maya and offers access to numerous tourist sites such as Xcaret Park, the famous coral reefs and the Gran Cenote.
BALI: It is a recent colony located just 1 km from downtown Playa del Carmen, Quintana Roo. It is an exclusive residential development with incredible amenities to enjoy the Mexican Caribbean.
